This is the first time that we stayed in a vacation rental home instead of a hotel and it was perfect; the maid service was excellent, full(mini)kitchen for your own cooking, and the terrace up stairs is large enough to accommodate a small party. The
room was closer to the beach than we even expected, just a short walk down the road and your are at Mamitas beach(great beach for all types).
The condo is really only two blocks from 5th Ave. Restaurants, souvenir shops, mini markets, and currency exchanges are only a 2 minute walk away. If you are looking to have a good time I would take advantage of this place.

We stayed at the apartment because we aren't keen on hotels for a longer holiday and it gives us the freedom hotels don't offer. The apartment was well situated close to the beach and the town. Very helpful people in the office who provided requested items (ironing board, jug).

Best for the location. Very expensive rental property prices for Mexico when it can be so cheap to eat out. Wonder how the recent outbreak of swine fever will affect these in the next year or two.

I have been to Playa de Carmen several times (12+) in the past 6 years and I have to say this was one of the best places that I have stayed!!! I am not one for the all inclusives, but I do want a place with a wonderful staff and a CLEAN room. El Patio had that plus more. If you have never traveled to Playa, you need to know that if you want to stay any place of 5th Avenue, you will have to put up with the noise. There is NO avoiding that. 5th Avenue is the center of Playa with lots music and people almost 24/7.

The room at El Patio was beautiful and very clean. We had a 2 bedrooms with a nice kitchen well equipped and a very large sitting area with 3 couches and tv. There were 4 of us (women) and this place was more that big enough even the bathroom. Each bedroom had a nice balcony with chairs and big french doors that allowed a lot of air to flow through. The beds were very comfy not rock hard like most.

Every night from 7 pm to 7am there was a guard at the entrance and would check each floor every few hours. Very SAFE!!!
I would recommend this place to anyone!! Plan on returning next year.

I got to stay in 2 different condos during my week due to last minute booking and i couldn't be happier with the choice I made. Perfect location, very clean, nicely decorated for a good price.

I stayed 2 nights at the Posada Mariposa... well actually I stayed around the corner at the Condohotel El Patio (sister property). I had requested a suite and since they were doing construction at the Mariposa, they were nice enough to move me over. I did have a chance to check out the rooms at the Mariposa and they seemed nice.

The El Patio was just as convenient and of course, close to the beach and the strip. Traveling alone, I felt very safe. The folks at the fron desk were very helpful and nice and I would certainly stay here again.

Of course, staying on the strip, you are subject to noise (late night mariachi's and music and early morning street cleaning) but it's worth it. And if you NEED a suite w/ a fridge, coffe maker, table, living room, etc... ask for El Patio. The room was way too big for me for 2 days, but would be nice for a couple who might be staying longer.

The place was reasonably nice and in a good location. The only issue I had was that most of the pots and pans were in terrible condition.
The bottom of the cookware was all scratched and peeling. It is not safe to cook with pots when they are in this condition. So, needless to say I wasn't able to cook much which is the main reason you get a place with a kitchen.

I can't say enough good things about the beautiful apartment at Condo hotel el Patio. From the moment we walked in we were pinching ourselves. The property was immaculate: comfortable, clean, spacious, modern, great views: everything you could ask for in a vacation apartment

The rental home was visited by a cleaning service daily and was kept spotless and amply supplied towels and linens. As you probably already know, bring your own toiletries though, this is not a hotel. But you don't want to be in a hotel when you can live like this.

This was quite simply the best vacation living experience that we could have hoped for. Vacation rental homes are the only way to go, and this one was quite a find. I give it two thumbs way up!

Condo Hotel el Patio is a little hidden gem! My husband stayed here in February of 2008 and had a great time.
This wasn't our first choice for a rental, but we're so lucky that the original place was booked. Condo Hotel el Patio  is ideally located on 

Quinta Ave and a block and a half from Mamitas Beach. It's on the quiet end of Quintas, but close enough to find everything you need.
The condo had everything we needed for a vacation. Management was very nice and accommodating. We'd definitely like to come back.
